Before making an offer, it is always worth checking what is included, what documents are required, and how the rental process works.

How can I rent a room?

To secure a rental room or property, a holding deposit is usually required. This is typically completed online using a webform and card payment. Once reference checks are successfully completed, the remaining deposit and rent are normally paid by bank transfer.

Are bills included?

When renting a room in shared accommodation, bills are often included, although there is usually a fair usage policy for gas, electricity, and water. Some rooms may not include bills, so it is always important to confirm exactly what is included before making an offer.

Do you carry out reference and credit checks?

Yes. Even when renting a room, we carry out affordability, reference, and credit checks before proceeding. We want to make sure the room is suitable for your budget and that the tenancy process is secure for both tenants and landlords.

What documents do I need to rent a room?

You will usually need your last three payslips, an employer reference, a reference from your previous landlord, proof of ID, and proof of your right to rent. If you are using a guarantor, their income will normally need to meet the landlord’s affordability requirements too.

What if I am new to the UK and cannot provide all the documents?

If you are new to the UK and do not have a UK guarantor, an employment contract may be accepted instead, depending on the landlord. Flexibility varies from property to property, so it is always best to confirm this before making an offer.

How do you make sure the rooms match the listing?

We check properties carefully and use photos, videos, and virtual tours wherever possible. We also carry out check-in and check-out reporting, and if repairs are needed between tenancies, we work to resolve them as quickly as possible.
